Irrigation Updates
2026
4/17/26 – Irrigation water has been turned on.
4/15/26 – Water started filling the pond. An order has been put in to de-winterize the pump at the pond and turn the system on. We hope the system becomes pressurized within 1-2 days.
4/13/26 – Canals have reached stable levels. Water should begin flowing into the pond tomorrow 4/14/26. It will likely take a few days for the pond to reach a depth where we can begin turning on the irrigation pumps.
4/9/26 – While canals do have water in them, water levels are still stabilizing. We are still not turned on yet by Black Canyon Irrigation. We anticipate being allowed to order water in the next few days.
3/26/26 – We have been notified that the earliest water can be ordered for our section of irrigation has been moved back from March 30 to April 10. From there, it usually takes at least 3-5 days for canal and pond levels to start stabilizing. While the exact date of our HOA pump turn on is unknown, we will be ordering water the soonest Black Canyon makes it available and will provide timely updates.
3/9/26 – Estimated time of ordering water: 3/30/26. Please be advised that once the canals are officially available, it will take a few additional days for our pumps to become operational. As we are at the end of the system, we must wait for the water to reach our location and for the holding pond to fill completely.
2025
Water Off – End of season 10/9/25
11/1/25 – The pond pump replacement has taken place. The new pump now matches the needs of the neighborhood with a pump rated for 80psi and 200gpm. Previously, the old pump had the wrong pump curve for our needs and only produced 100gpm at 80psi.
Costs for the pump replacement were done using funds from the 2025 budget without need to raise dues. Additionally an assessment was done of our two pump house locations and it has been determined that much of our equipment (pumps, motors, and nozzle bearings) are potentially nearing end of life after 5-8 years of service. We will continue to build up funds to prepare for these costs to attempt to avoid special assessments or due increases.
8/8/25 – During programming, an additional part was needed and is being installed today. Water is now restored to normal operating pressure.
8/6/25 – A replacement pump has been installed today. It is expected to be programmed and running the next day.
7/31/25 – The repair parts have been located and are shipping in. It is anticipated they can start installing around Tuesday.
7/29/25 – The technicians inspected the broken pump and have taken the pump to their shop to determine the next course of action. We anticipate this repair taking at least a few days. The repair is being handled as quickly as possible given the peak season demand.
7/26/25 – One of the pumps turned off for an unknown reason Friday night. It will not restart following normal retry procedures. Notice has been sent for professional inspection to restore full capacity as soon as possible. Pressure is still being served by the remaining 3 pumps and is more usable after 11am each day after peak usage.
6/17/25 – Canal levels are lower than expected. Black Canyon Irrigation is working to resolve in the next 12-24 hours. This has caused water to stop flowing over the weirs.
6/19/25 – Canal levels were restored and water is flowing at expected levels over the weirs.
Reminder: Water pressure can generally be poor in the mornings due to a majority of neighbors starting their irrigation schedules at this time. Better pressure occurs between 11am-6am. Watering mid-day during the heat is feasible as water flows 24/7 and excess flows back to the river if unused.
4/14/25 – Irrigation water has been turned on for phases 2-5.
Reminder: If your well is connected to your sprinkler system and you turn on irrigation water to your lot, please ensure one of the following:
- You have a check valve installed (like this one: Check Valve on Amazon), or
- The valve from your well is closed
If neither is in place, water from your well could back feed into the neighborhood irrigation system, causing your electric bill to spike as it helps pressurize water for everyone else.
When in doubt, simply close the quarter-turn valve on your well’s above-ground backflow.
4/1/25 – Black Canyon Irrigation started pumping water into canals
3/31/25. We expect water to reach our canal approximately 7-10 days after that. When water reaches our canal, water will be ordered to the pond to begin filling, which should take 2-3 days.
A critical reminder regarding water bills and 1 acre lots: Our irrigation system water supply operates on a pre-paid basis and is paid to Black Canyon Irrigation, not the HOA. The HOA is only responsible for the pressurized irrigation equipment itself.
If individual water bills remain unpaid, the entire neighborhood’s supply is at risk. Once the collective funds are exhausted, the system will be shut off for everyone. Your water rights are tied to your lot: this means that even if you don’t use pressurized irrigation, you still are required to pay the bills. If you do not, Black Canyon Irrigation (not the HOA) will issue a lien on your property. Please ensure your bill is paid promptly to keep the water flowing for the whole community. You are delinquent after 6/20/26.
